Chapter 2 How they continue to afflict and infringe my human right again

This time I become an estate agent as Singapore is enjoying a booming time in the properties market.  Even a tattooist turn estate agent also earned a decent living.  Whilst a UK University graduate cannot even earn a single cent from this boom time of the property market.  The story is such that in fact they closed deal of selling one of the hotels already as the story unveils as follows:

 

The International Beach Resort (IBR) is located at 84-86 The Esplanade, Surfers Paradise, Qld. Australia 4217.  It is 22 storey’s high and can be built up to 40 storey’s with presently 150 rooms.  IF the developer were to develop into a residential of 2 units per floor selling at A$2 or A$3 million each, it would have been able to fetch A$160 to A$240million.  I have the brochures for it.  http://wwwqid.net.au/acco/clients/ibr.htm.  Email: ibrgc@winshop.com.au

 

The Greenmouth Beach Resort (GBR) is located at Eden Avenue, Coolangatta. Gold Coast.  It is 15 storeys high, 5 minutes away from Coolangatta airport.  Land area 1.75 acres. FH, sitting on hill surrounded by white sand beaches with annual competition of surfing from USA.  3 conference rooms, 150 rooms.  Hotel has been rebuilding 3X.  Historically it is well known to all the states in Australia.  Many generations ago, a lot of people have been there for honeymoon.  With big restaurant which can accommodate 200 people, next to big swimming pool. www.greenmountresort.com.au. Immediately next door is the hospital.  Many shops near by, short distant from Sydney.  Asking price is A$55 million (amended 15/5/07) without encumbrance.

 

She had given me the above information in the middle of Apr.  On 13/4/07 we signed the Exclusive Authorization & Rights to Sell (EARS) commission at 1%, dated it 16/4/07 for a period of 2 months.  I added the line which said the deal for Lippo Group/its related parties.  As she only intend to sell to Lippo group, because she reckoned that this group had been very active in purchasing properties and convert them into residences development.  Also they own Meritus Mandarin and Robinson groups.  But she asked me to change the EARS such as cancel the requirement to incur GST and the clause that she still have to pay DTZ its commission even if she is declared bankruptcy.  Also, she wanted to sign the contract with my dad and me because my dad is the one who know the Lippo Group.  But since, I must cover myself first and then I would act to cover myself.  So she signed the standard DTZ’s EARS around Friday 13/4/07.  Besides these two hotels, she also asks me to sell a 5 carats diamond at S$250,000 with a commission of 10% to Dr Riady.  As so I sent all information about the two hotels only, by hand, to Lippo office on 16th April at 11:45am immediately after I received a return call from him, my primary school mate, early in the morning.

 

Then the owner fly off to Australia around 30th Apr.  Then my dad on 5th Apr called me an Idiot. i.e. “they have conspired to close the deal behind my back.” as what he was implying.  I checked and noted that Dr Riady was not in town also.  Thus it was leaked out by my dad that they were in touch and together in Australia.

 

Then the owner came back from Australia in 14/5/07 and my mum & dad went with me to her office to sign the new rewording Exclusive Authorization & Rights to Sell.  Except this one is not on the company, ‘Debenham Tie Leung’ but changed to the Deal Maker-myself and my dad’s name.  On 15/5/07, the owner, my dad and I signed the new EARS, which were typed by me.  But it was not dated on the contract and the original copy was kept by the owner.

 

My problem was that I trusted my mum and told her the catch in the contract.  First of all, the owner had told me before she left for Australia, that she knew the top person in DTZ, who had purchased a house from her.  It is true because, she seemed very familiar with the contract and knew which clause she wanted out.  Thus she preferred not to have the EARS with DTZ but proposed that I reword it between her and my dadandme.  I had told my mother that if she goes bankrupt, then the new contract will not cover.  Thus allowing her to tell the owner as they had often betray me than not.

 

Very well, as what I had expected, as I had observed that my mum also changed her habit to eat two eggs, this morning.  This is the routine of one of the owner agent friends, who happen to be the one who first introduced to the owner.  In addition, the owner happened to be the employer of LKY while he was a lawyer at the Hock Lee bus company in the 60s before his political career.  All these were being disclosed in front of me at her premises on 15/5/07. Upon which she told us that now she is only selling the GBR and it is for A$55 million.  And she now wanted me to arrange for a meeting with Dr Riady.  Then I turned to my mum and told her that it does not take a genius to have guessed that she had closed the deal for IBT and now our commission is dropped to one third or possibly nothing as Dr Riady had only acquired IBT, etc. 

 

I then called Dr Riady’s office and was told that he is in Australia.  Thus I told my mum that after he acquired the IBR, obviously, he would stay longer to enjoy the holiday on Monday, 21/5/07.  But it is not so simple, do you know that today, in my mist of looking for the original contract which was signed by her on the DTZ standard EARS which I took from her on the 13/4/07 is now disappeared from my room totally but then my mum had left me a photocopy of the IBR contract in my room only.  Thus all the copy of the two types of contracts of EARS I only got its photocopies.  Do you know how I knew that it was my mum who took it?  Simply, my dad doesn’t like to read English, whilst my mum is keen on it.  But both acted as if not interested at all.    So what can I do?

 

Also, her 2 bedrooms ($2,000) and 3 bedrooms ($30000) was also rented out behind my back as I was always doing it whenever someone called me for my Ghim Moh flat and arranged for viewing.  This multi-millionaire was the daughter of a well known pastor in Singapore but has a deformed face and was a classmate of the ex-finance minister, Goh Keng Swee.  Then her friends, a 40+/- year old Andrew Tan, MD of Triple-O group pte ltd at www.toevergreen.com, also do the same tricks on me.  I bring a Japanese woman to his flat at Farrer court blk 151E, #12-18 also taken the card of the Japanese Ricoh employee’s card and dealed directly by lowering his master room rate of $1,400 to $1,200 at my expense on 16/5/07.

 

Do you know that it doesn’t end here?  They were thinking that they were clever in evil that yesterday at 9:30pm he called me on my mobile while I was in the bus on my way home.  He asked me to go knocking on doors at Sherwood Tower to look for a cheap unit (max. $450K) for him to renovate to make money.  But it will be for me to face more closed door or even complaints from its residence and thus lost my job.  These were all sick people who seek glory in doing evil and still very proud of it.  I simply kept quiet.  But I know what to say when he calls again.

 

Thus on 3rd August, 2007, I decided to approach the DTL Property Networks Pte Ltd, my real estate company about the above abusive go behind my back deal of the sales of 2 hotels in Brisbane, Gold coast, by giving this letter and my contract signed copy to Mr. James Raj, lawyer of the real estate company.  At the same time, I told him about even our DTZ MD had purchased from Ms Guok Nyuk Ing, MD of Phoenix Heights Estate (Pte) Ltd, owner of the 2 Hotels in Brisbane.  They were sold to Lippo group and the commission that was due to me was paid to Lippo’s real estate wing as a discount for its purchase.

 

Then, as I expected, Mr. James Raj, told me on 13th Aug, that the company, now accused me of misconduct, as I shouldn’t have signed a second times with Ms Guok and would ‘ask me to leave or resign on my own accord’.  I didn’t respond as I did nothing wrong, and they did not do anything either.  But I join the firm on Nov 2006, thus now is one year and with no commission income earned, and did not fulfilled the targeted sales of at least $20,000 per year, I would automatically have to leave anyway.

 

Thus, could you please check if the company has transacted the above sales on its Australia Caveat list on its government site, please?
